EMBRACING THE HIGHEST INDUSTRY STANDARDS

I’m delighted to officially announce that Town & Country Property Services are now officially members of The Property Institute (TPI), the leading voice of UK residential management.

Reinforcing our commitment to compliance with the strictest industry standards, the membership will help us continue our proud record of first-class client service as residential property managers.

Town & Country shares the TPI’s ethos and commitment to creating a positive difference by ensuring people’s homes are managed competently, safely and ethically – so it’s a great match.

NEW CONTRACTS

As part of the TPI membership, we are required to update our building management contracts. These will be renewed annually and require the signature of directors/freeholders. It’s not a major change but something the TPI insists on and relates to contracts not exceeding 12 months.

You don’t need to do anything at this stage – please just wait for us to be in touch.

INTRODUCING RESIDENTIAL BUILDING MANAGEMENT SOFTWARE

To further strengthen our ongoing drive to improve client service and boost efficiency, we have now signed up to a leading software company, Resident, which allows us to automate our service charges, budgets and other communications.

You will now receive service charge demands directly from Resident, and it’s important to check your spam folders if you don’t receive them.

Eventually leaseholders will have access to the system to see expenditure and statements for service charge etc but please bear with us as we are still getting to grips with the new IT!

RENTERS’ RIGHTS BILL UPDATE

The biggest shake-up in the lettings market for a generation is expected to take a major step forward next month.

Despite a few “unforeseen hitches” with key Government ministers losing or changing jobs, industry pundits expect the Renters’ Rights Bill to return to parliament in the middle of next month, after the party conferences.

There may be a further “ping pong” effect between the Commons and the Lords, following the Government’s rejection of all their amendments, but it’s doubtful that any further changes will materialise. Instead, we expect Royal Assent towards the end of the month.

Once we have clear timescales in place for implementing key changes, we will of course update everyone.

The lettings market remains buoyant in Brighton and Hove, despite the uncertainty that’s inevitably prompted by legislative change.
